How to run stats for an area without polygon maps

When conducting a home search, the ability to draw a custom polygon map can be a useful tool.  After you've done that, you may want to draw that same map on your stats solution to understand the economics of that area.  But that's a mistake.  At a very high level, the goal of searching for a home is to narrow down to only homes which meet the specific criteria of your clients.  Stats are the exact opposite.  For statistics to have meaning, the sample size should be larger, not smaller.  So drawing a custom map of a very specific small area essentially negates the economic value of the stats entirely.  If you want to read more about why polygons don't work well for stats, head over to our blog article on polygons.
  1. To analyze the market, start with one or more of the pre-defined areas in the dashboard: County, City, Zip, Subdivision, etc.  You can even choose multiple areas which you know are economically similar.
  2. Narrow down your analysis using any of the additional filters. Price range, year built, and living area are great ones to start with as they tend to have an economic impact across most markets.
  3. That's it!  Now wasn't that easier than drawing a map?
