What’s included in the Concessions Amount metric?

What does the "Concessions Amount" metric represent?

The Concessions Amount metric reflects the total dollar value of any buyer or seller concessions reported for a listing. These can include:

  • Seller-paid closing costs

  • Repair credits

  • Rate buydowns

  • Home warranties

  • Other financial incentives negotiated as part of the transaction

This amount is entered by the listing agent and pulled directly from the “Concession Amount” field in the MLS.  However, not all concessions may be captured if the agent doesn’t input them, or if the MLS has different rules or practices.


Why do some listings have a $0 or blank value for Concessions Amount?

There are a few possible reasons:

  • No concessions were offered in the transaction

  • The agent chose not to enter the information

  • The MLS does not require or encourage agents to fill out this field

As a result, this metric should be interpreted with caution—particularly when analyzing small datasets or using it to compare across markets.
